Know – and stick to – your budget

If you’re renting an apartment or home for the first time, there are a few expenses you can expect to factor into your budget. Consider your one-time expenses such as the security and/or pet deposit, as well as how much rent and utilities you can realistically afford each month. Think about including room for unexpected costs in your budget as well. Having a plan for how much you can afford to pay monthly will help you find a rental that’s right for you.

Know the difference between what you want and need

Keep in mind the difference between what is essential and what would just be nice to have when you’re hunting for a rental. For example, an essential item on your list might be in-unit laundry or a home within walking distance of restaurants or parks. If you can’t live without your essential items, you can narrow down rentals that don’t have them. Non-essential items are what you would like to have ideally, but that you can live without. Amenities like a swimming pool or a gym could fall into this category. Ultimately, it’s up to you to decide what matters most for your living situation!

Look at everything you’re considering in person

Photos and descriptions of rentals are nice, but they don’t always tell the whole story. Consider touring your potential new home in person to get a feel of what the rental and its surrounding neighborhood is like. You can also scope out the amenities and parking options during your tour. Experiencing the community firsthand will give you a good sense of whether a rental is right for you.

Read the entire lease and ask questions

Signing a lease is an exciting feeling, but first, you’ll need to understand what you’re agreeing to. A lease agreement contains important information about rent, late fees, maintenance requests and other information about the community. Reading through the lease carefully and asking your landlord or property manager any questions you have could help you avoid any surprises before you move in.

Take video during final walk-through

Before you move in, consider doing a final walk-through of your rental to take note of any issues. Taking pictures and video can be helpful when it comes to documenting any existing damage — if damage isn’t documented at the time of move-in, you could end up paying for it with your security deposit when you move out!

Get renter’s insurance

Renter’s insurance protects your belongings from things outside of your control, like a fire or theft. Good renter’s insurance policies will include coverage for property damage and even temporary housing. Consider enrolling in a renter’s insurance policy so you’re covered in the event that something unexpected happens.

  • “Too good to be true” deals: Scammers lure you in with unusually low rent for a great apartment. Be skeptical of deals that seem unrealistic.
  • High-pressure tactics: Don't fall for a false sense of urgency. A legitimate landlord won't pressure you to send a deposit immediately without due process.
  • No in-person tours: Never rent a property without seeing it. Scammers often claim they're out of town and can't show it to you. 
  • Unusual payment requests: Avoid paying deposits in cash or via wire transfer. Use a check or secure online payment for a transaction record.
